For a low fixed fee, whether you’re at home or away, Xpello ensures you have full access to our expert legal team, handling every step of the eviction process—quickly and stress-free. With no waiting periods, our legal specialists represent you in court, helping you avoid costly legal bills (which can average R40,000!). For just R250 per month (or R2,760 annually), we take care of evictions with no additional costs, no matter the complexity.

CRITERIA:

We accept leases where tenants are in good standing, subject to a credit check. We do not cover leases where tenants are already in breach or have defaulted in the past 4 months.

PROCESS:

Once you notify us of a tenant’s default, our specialist eviction attorneys act swiftly under the PIE Act. While we don’t handle rental collections, we can refer you to one of our network attorneys, who offers a 15% discount on their services.

DURATION:

While court-ordered evictions can take 16-24 weeks, Xpello often resolves matters before they escalate, helping you re-let your property sooner to minimise further losses.

With economic growth slowing and market uncertainty rising, commercial property owners face a greater risk of tenant defaults. Xpello offers a specialised solution to safeguard against costly evictions by managing the entire process from start to finish.

CRITERIA:

Our commercial eviction service is available for leases with a rental value of up to R50,000 per month.

We do not accept leases where the tenant is already in breach or has defaulted in the past 4 months.

PROCESS:

Upon notification of a tenant’s default, we act immediately. Unlike residential law, commercial evictions are governed by common law—specifically “Rei Vindicatio,” allowing property owners to reclaim their property. Our attorneys will apply to the High Court to secure:

  • The eviction
  • Payment of outstanding rent
  • Payment of overdue utilities

DURATION:

While court-ordered evictions can take 16- 24 weeks, Xpello often resolves matters before they escalate, helping you re-let your property sooner to minimise further losses.

Fees: For a fixed monthly fee of R300 (Incl VAT) or R3,450 annually, we handle the eviction process with no additional costs,
regardless of whether the case is opposed or unopposed.
(Approval is subject to tenant credit checks during the application process.)
